Main Street Fund
Main Street Fund (MSF) is a private real estate bond offering by Investa, structured to deliver stable, high-yield returns through the acquisition, renovation, and rental of distressed residential properties across the United States. MSF targets a $25 million raise via fixed-income bonds paying 12% annually over 6 years, backed by a diversified portfolio of single-family homes.
The fund will acquire 333 residential properties through national REO platforms such as PropOffers.com, focusing on assets with ARVs below $800,000. Each property will undergo moderate to substantial rehab ($40K–$125K), staying under 75% of ARV to preserve equity and protect investor capital.
The portfolio will include a 50/50 blend of long-term and short-term rental properties, producing an annual gross rental income of over $15.5 million. After expenses, mortgage servicing, and bond interest payments, the fund projects a net income exceeding $5.9 million per year, allowing for stable investor distributions and operational reserves.
